Trust me, there ARE great tenants out there.
Take the Elvis family, for example.
THe last place we lived in, the kitchen wasn't the best. (Apparantly the people who lived there before were... a little larger than us and thus couldn't have cabinets too close to the door etc...)
So my father-in-law and I built a new one.
You know you're doing ok when your landlady walks in and says "Holy $#!T!"
The place we're currently at needed imporvements, so we did them.
1) Completely refinished the redwood staircase, sanded down to bare wood and resealed (three coats)
2) Recarpeted the upstairs and staircase
3) Brand new laminate floor in the living room
4) Brand new mirror (7.5 x 4) in the bathroom.
Now we have a fantastic apartment that we love living in.
Good tenants are out there, it's just a matter of finding them...

UE - Agreed... there are some great tenants...
Try this one on... The cabinets have rotted and need replacing but the Landlord can't afford to do it after I find a set that's on sale...
Soooo... I negotiate with the landlord to buy the cabinets upfront myself and just take it off the rent for the next 6 months. Win-win situation all around... In addition to slapping a fresh coat of paint on it in exchange for being able to have two weeks rent free while I move my stuff... It's all about co-operation... you scratch my back, I scratch yours... all that warm fuzzy stuff.

Let's not forget that there are some major-league asshole landlords, too, who would be more than happy to stand by and watch a tenant do the type of work that you have done on your home, Elvis..................and then give the tenant three months' notice to quit so he could rent out the property at a higher rent because of all the improvements made by his tenant. Don't believe me? It happened to a good friend of mine about a year ago.

Oh please dont get me started on landlords here.........hell my tenants back home charge me for drain cleaner when they have a clog - can you just magine me trying to do that here?

Troooooooooer vurds ver navar spokin.........Dez rite........................My parents rented their apartments for over 40 years. Gave the tennets dish towels, sheets etc. Never raised the rent and always maintained it. Just part of whom you are and helping your fellow man. Times they do change.

If the government had half a brain they'd have a legitimate tennants rights advocacy and they'd put some teeth into it...

Actually, a landlords' rights charter should take precedence, in my opinion, because there are a lot of people who keep their units empty, rather than deal with the epidemic of shitty tenants that we have here. After representing both landlords and tenants in the courts here, I can say without hesitation that I'd never want to be a Bermuda landlord in a million years. The system is so screwed, that it's entirely possible for a tenant to get away with not paying rent for six months, with the landlord having no real prospect of seeing any money, even if he gets judgment against the tenant.

I almost forgot this one, but it's too priceless to not share.
My parents rented their 2bedroom apt. to a single male. His family was supposed to follow, but they didn't. Anyway, he stayed there for 4 years - no problem. Well, his apt. was fully furnished which included towels, bedlinens, cookware...etc. Anyway, when he was leaving the Island he had a leaving sale like many do however, he was selling my parents stuff.
I can laugh at it now, but what a riot happening in that yard when we made him put items back in that apt. and stop the sale.

Lokes - absolutely. Strong landlord rights will only raise the bar and good tenants will get better treatment. A crap tenant deserves all the crap they get.
